Cabot Citrus Farms

On a rare patch of sandy, rolling upland an hour north of Tampa, the Cabot group has reimagined the old World Woods complex into Cabot Citrus Farms, a resort built around two full courses, Karoo and Roost, plus a clutch of short courses. It celebrated its grand opening in early 2025 and instantly became one of the most talked about new destinations in American golf.

The verdict

Cabot Citrus Farms is the United States debut of the Cabot group, the team behind Cabot Cape Breton in Nova Scotia and Cabot Saint Lucia. It occupies the former World Woods site near Brooksville, a 1,200 acre property of sandy soil and 50 foot elevation changes that looks nothing like the flat, watery Florida most visitors expect.

The reimagined resort opened formally in early 2025 and is built around two full courses. Karoo, by Kyle Franz, is a wide, bold adventure with some of the broadest fairways and most expansive greens in the country. Roost, on the old Rolling Oaks ground, came from a four way collaboration led by Mike Nuzzo with Kyle Franz, Rod Whitman and Ran Morrissett, a gentler walk through Old Florida oaks and scrub. Add the short courses and you have a genuine golf retreat rather than a single round.

The holes worth the trip

Karoo is the headline act, a big, swaggering layout of enormous Bermuda fairways, multiple routes to the pin and greens that reward imagination over brute force. It debuted on national best you can play lists almost immediately, and it plays firm and fast in a way Florida golf rarely does, more reminiscent of the sandbelt than the swamp.

Roost is the quieter companion, threading through moss draped oaks and sandy scrub with a calmer, more strategic rhythm, a few sharp elevation changes and even a deep sinkhole feature in play. Together the pair give you two completely different rounds on the same remarkable piece of ground.

Beyond the two championship courses sit the short courses that make Cabot Citrus Farms a destination in its own right, including the nine hole Squeeze, the lit par 3 Wedge for evening play and a sprawling putting course. It is built for a two or three day stay where the golf never really stops.
